Welcome to the Let’s be Frank about Real Estate Investing podcast. This podcast introduces our cast of regulars from Frank Taylor, who owns and operates Frank Taylor Consulting - FTC. In this episode, Jared interviews Frank about his early beginnings in real estate and about the evolution of FTC and the Let's be Frank podcast. Jared Shier is a graduate of Western University with a degree in Global Economics, where he graduated with distinction. He has been investing in the stock market since the age of 13 and has a firm grasp on financial markets. Jared was a commercial real estate analyst who focused on multi-residential and office building analysis. He eventually transitioned from working in traditional real estate to working at one of Canada's largest banks as an associate portfolio manager. His desire is to build financial freedom through real estate investments.
Peter Cass from Cass and Bishop is a real estate lawyer in Burlington, Ontario. Peter has specialized in all aspects of investment real estate since 1970 and, most importantly, has extensive experience in all market conditions. In our introductory episode, Frank interviews Peter, where we get to tap into Peter's vast knowledge and expertise on real estate and the number of different business models that reside within it. Episode 1 Gary Hibbert - All you need to know about Rent to Own
We are extremely excited to feature Gary Hibbert on Let’s be Frank. We begin our show with a legal opinion from Peter Cass on his experiences with the Rent-to-own model over the decades. Frank Taylor and Jared Shier enthusiastically discuss our first podcast guest, Gary Hibbert, who is a very successful realtor, real estate investor, host of Real Talk with Gary and owner of Smart Home Choice Inc. in Ajax, Ontario. Gary is a father of 2 young adult children and a partner in business with his wife, Darlene, who is a mortgage broker. Gary talks with Frank Taylor about his beginnings dating back to his family influences at an early age. Gary began his professional career in the banking sector and, over time, started tapping into real estate investing for his future. Frank and Gary talk about how he originally began to grow a large Rent-to-own practice and how that all transitioned over time. We talk about the Pros and Cons of that business model and have a sincere discussion on the importance of self-improvement and self-reflection. Gary's podcast show “Real Talk with Gary” was an inspiration for Frank because he wanted his podcast to reflect genuine sincerity with grounded opinions that reflected real-world situations.

Let’s be Frank about Real Estate Investing is extremely proud to have Justin Taylor (who is unrelated) COO of GreenRock Property Management and GreenRock Property Advisors as our second guest. As always, we start the show with a legal perspective from Peter Cass on his experiences and the importance of good management of assets. We then hear from Frank Taylor and Jared Shier on their thoughts on Justin’s fabulous episode. Then to the big show! Justin’s career is fascinating as he speaks with Frank about the beginning of his career after graduating with an Economics Degree in the US and landing his first job in California with Canadian Developer Bramalea Limited. From there, Justin joined his father’s business in England, Tudor Caterers Limited, who, at the time, acquired a castle that they were restoring into a boutique hotel/restaurant known today as Thornbury Castle in Bristol, England. After building further assets in hospitality, Justin oversaw the sale of the family firm, then travelled to Portugal to pursue investment-related assets along the coastline and later moved his family back to Canada. Justin then landed a role at Greenwin, which also managed ResREIT, which, at the time, managed 12,000 residential units, known today as CapRIET. Justin eventually became Director of Operations at ResRIET. Once ResRIET was sold to CapRIET, Justin went on to form a national startup storage company.
Always wanting to be involved in high-scale commercial towers since university, Justin had the incredible opportunity to become the General Manager of a trophy tower known as Scotia Plaza located in downtown Toronto. Justin then became Director of Commercial Real Estate for Scotiabank, where he oversaw and managed 6 million square feet of space throughout North and South America. Having known the Green family personally while at Greenwin, Justin left Scotiabank to become the COO of GreenRock Property Management / Advisors, a boutique family-owned management firm that self-manages a few thousand residential units and oversees approx 1 million sq ft of office space in Toronto.
In 2021 GreenRock was named by the Apartment Association of Canada as the #1 Property Management firm in Canada and further was awarded for their asset Postmedia Place for the 2020 BOMA Toronto CREST Award, an extremely proud moment for the entire GreenRock Team. Frank and Justin have a fantastic conversation packed with insights that we think you will truly enjoy.

As always, we start the show with a legal perspective from Peter Cass on his experiences with Coliving / Roomie House assets. We then hear from Frank and Jared Shier on their thoughts on this terrific episode. Then, in the big show, Frank Taylor discusses how Alisa Choi Darcy started a new business model in the midst of a pandemic that has taken off. Alisa shares her family story, having immigrated from Hong Kong with her family when she was a young child and moved to Penticton, British Columbia. Alisa was brought up in a hardworking immigrant family who sought out real estate investing as a long-term way to build wealth and cash flow. Alisa later moved with her family to Vancouver and experienced what it was like to start over again. This fueled an appreciation for entrepreneurship, and she eventually built a successful marketing and advertising firm from the ground up. Upon later moving to Toronto, Alisa made the decision to move into a Coliving property because she knew no one in Toronto, other than a few family members and wanted to expand her social circle. After seeing excellent opportunities in that investment space, Alisa, along with a few partners, started Mimos Coliving, but she hasn’t looked back. Alisa has also been featured in a chapter of the book called “From Ordinary to Extraordinary,” a book about women involved in real estate investing, which can be found on Amazon. It was an incredibly enjoyable time discussing what Frank feels is a great opportunity if one is willing to “think outside of the box” and turn an unlikely opportunity into a big winner!

Let’s be Frank about Real Estate Investing. We are extremely proud to have had the opportunity to sit down and interview Steve Kulakowsky, co-owner of Core Urban Inc., at his stunning rooftop office in Hamilton, Ontario. As always, we start the show with a legal perspective from Peter Cass on his experiences with mixed-use assets. We then hear from Frank Taylor and Jared Shier on their thoughts on Steve’s episode. Then to the big show, Steve and Frank discuss Steve’s beginnings in investment real estate. Steve's start began with him obtaining his Economics Degree at McMaster University and then telling his Dad he wanted to be a builder. His father then gave him excellent advice and told Steve he needed to learn from the ground up as a labourer if this was a profession he really wanted to pursue, and that is exactly what Steve did! This is a fascinating story about incredible hard work and dedication, starting with no building knowledge, having come from humble, hardworking beginnings and then making Core Urban Inc. one of the most recognized builders/owners/operators of mixed-use / residential / retail and office space in Hamilton today, all accomplished within 20 years. Steve and Frank share a deep passion for older 100 to 150-plus-year-old heritage-style buildings. They knew each other way back when they had mutual respect for the desire to make old new again! If you want to know if it’s possible to go from humble beginnings to owning a massive investment real estate portfolio, this is a podcast worth listening to. On today’s show, Episode 5 - Frank and Jared take a look at inflation, the growing geopolitical tensions globally, non-action in rising interest rates and an increasingly turbulent stock market, all while examining these issues through the lens of investment real estate. Specifically, we look at how rising inflation is likely to force interest rates higher at some point in the near future and how to best position yourself to take advantage of this. We also go on to discuss how the current real estate bubble, coupled with increasing global instability, can add greater volatility to the investment real estate market if one's not fully prepared. For those who are concerned about the conditions of the present day and are looking for ways to stabilize their real estate portfolio in an inherently unstable time, this is a great listen.
